2ND QUARTER  (APRIL-JULY 2004)

ELECTION

This is the time of the year when members are enjoined by the CC&R to exercise their responsibility toward the betterment of the Home Owners Association.

 The Board of Directors receives a mandate and exercises fiduciary responsibility you entrust with them at this time. In our democratic process, the members are directly responsible for whatever consequences your action or lack of action bears.  It is important to get involved in this democratic process of selecting your Board of Directors.  There will be three (3) seats to be contested by seven (7) candidates.

 Election is to be held on August 24, 2004 (Tuesday), at the Clubhouse from 7PM to 9PM.

 The quorum requires... “the presence either in person or by proxy at a meeting of members representing and entitled to cast at least fifty percent (50%) of the total number of votes, minus the number of votes as to which voting rights are suspended in accordance with these By-Laws at the time of the subject meeting (the Total Votes) shall constitute a quorum for any action by the members...”

 Barring any suspended members, for the purpose of the meeting, there is a need to have 432 proxies or ballots cast during the night of election.  If a quorum is not met in the first attempt, the meeting will be adjourned to a time...“ not less than forty-eight (48) hours nor more than thirty (30) days from the time the original meeting was called at which meeting the quorum requirement shall be twenty-five (25%) of the total votes.”

 All ballots completed at the original meeting will be discarded.  Members will be required to return at the next scheduled annual meeting to cast again their vote via the ballot.  However, if you voted by proxy, all proxies will be securely held by the election committee and will be used for the second meeting. 

 The selection for Board of Directors is a very critical undertaking.  Homeowners must not take it for granted.  It takes less than 5 minutes to vote.  Everyone is being encouraged to exercise their right.

A Message From The President

Condominium Associations are self governing and guided by State approved CC&R’s (Covenants, Conditions and Restrictions).  Each year we have elections to complete the membership on the Board of Directors who are responsible for the governance of Cabrini. 

 As you know, we live in one of the largest condominium complexes in the State of California.  Our property is 77 acres with 863 separate units.  As you can see, your Board of Directors has an enormous responsibility.  I want to thank our current Board for their friendship, dedication, and accomplishments.  They are Edgar Khalatian, Mike Eastman, Bill Williams, Ron Simmons, and of course myself, Alex Aloia. 

 Three of our Board members have graciously agreed to run for reelection to the Board on August 24, 2004.  They are Alex Aloia, Ron Simmons, and Michael Eastman.  These men all deserve your support to be reelected to continue the work the current Board has accomplished.  Also, the Board needs to remain focused on the RESG lawsuit on which all members of the current Board are already knowledgeable 

 Some of the accomplishments that the current Board has been able to complete are:

            1.  Secure affordable insurance

2.  Continuation of the RESG lawsuit

3.  Re-establish Association Committees

4.  Reduction of the Cable Bill

5.  Created a spirit of peace and cooperation within the Association

I would urge you to exercise your voting rights.   

 The annual meeting and election will be held on Tuesday, August 24, 2004 from 7:00PM to 9:00PM in the CVHOA Clubhouse.
