Rules & Regulations,
Non-Compliance & Penalties

In order to provide a quality living environment
throughout Cabrini Villas, maintaining both the values or residency and
property, the following rules and regulations are in effect to help in
achieving this goal of the association. Homeowners, tenants and guests
are expected to abide by all governing documents. In case of non-compliance, authorized representatives of the association have the
authority to fine, suspend privileges within Cabrini Villas, request
arbitration, or take legal action.
ARCHITECTURAL

All changes and upgrades must
first be approved by the CVHOA Board of Directors. Please refer to
Architectural Policy.
BASKETBALL COURT:

Residents limited to three (3)
guests only.

No playing before sunrise &
after sunset. Summer schedule is
7 a.m. to 7 p.m. only.
-
No loitering.
-
No alcoholic beverages.
-
No littering.
-
No profanity or unsportsman-like
conduct.
-
No hanging on basketball rim.
Penalty: All violations will
be fined $75.00
or denied the use of courts for 30 days
COMMON AREA:
-
Skateboards, bicycles,
motorcycles, tricycles, skates and roller blades are prohibited from
all recreational areas, including tennis courts, pool areas, tot
lots, and/or landscaped areas.

The landscaped/sloped areas are
NOT
to be utilized as a play area or for walking (shortcuts).
-
Minors (persons under 18 years of
age) are subject to a 10:00 p.m. curfew when not accompanied by an
individual 21 years of age or older.

Consumption of alcoholic
beverages is prohibited.
-
Garage doors shall not be left
open unless someone is present.
-
Littering, defacing, dumping hazardous
materials, removing or damaging association property is not allowed.
Repair costs will be added to the violation.

Laundry may not be hung in public
view, including on fences, bushes, open garage doors or individual
unit fences.

No automobile repairs are allowed
in the garages or the common area.
-
Vehicles on Cabrini Villas
private streets shall not exceed 5 MPH.

Garage sales require an
association permit and a $50.00 refundable deposit. Only 2 garage
sale days are permitted per year. Vehicles of those persons
attracted to the garage sale cannot park in the private streets or
on the common areas. Signs advertising the garage sale are
not permitted on the common area except that a 3"x5" card of announcement may be placed in the bulletin board by
the office personnel. A garage sale my only be conducted between the
hours of 9 a.m. and 4 p.m. All garage sales are limited to the sales
of your personal property only. Selling of items belonging to others
is not permitted. Individuals attracted by this garage sale are
considered residents "guests" and residents are liable for
their actions, including fines.

be fined $75.00
PARKING

PETS:
Cabrini Villas is specifically governed by municipal code 53.06.2 and
53.49 of The City of Los Angeles regarding pets. The city's animal
control department is authorized to enter the common area to enforce
regulations.

No pet is allowed in the common
area of the recreation center, pool area or the tennis courts.

Dogs must be kept on a leash.
-
All pet owners must carry
equipment and containers for cleaning up any waste deposited by
their pets.

POOL

REFUSE COLLECTION:
Refuse must be in a container provided by The City of Los Angeles.

Liquids, such as paint, oil and
grease are not permitted for refuse collection and must be disposed
of outside the community.

Large item pickups must be arranged
with The City of Los Angeles.

Trash summary on bulletin states
anyone identified in violation of trash collection rules will
receive a ticket. Failure to pay fine will result in alternative
collection remedies as well as filing a suit with small claims
court.

Please call the HOA office prior to depositing bulky items
for pickup.
Penalty: All violations will
be fined $500.00
TENNIS COURTS:
The tennis pro is responsible for the overall supervision of the
courts including the regulation of play and the exclusion of persons not
in compliance with current rules and regulations. After signing in, you
are limited to one hour of playing time if others are waiting for a
court. One player may not hold a court.

Residents with a key in
their possession are allowed up to three (3) guests.

No food or alcoholic
beverages are permitted on the courts.

Homeowners are
responsible for any damage to the courts and equipment.

Only tennis shoes may be
worn when using the courts. No dark sole shoes.

be fined $75.00
or denied the use of the courts for 30 days.
Key must be
left with the office.
